A well established village shop/ tearoom/ restaurant in a beautiful rural location, just outside Wantage, Oxfordshire, in the heart of Ardington village. Current owners have built a solid customer base over their 12 years. Menu and refreshment expansion has grown year on year now with an offering of homecooked breakfasts, takeaways, lunches, afternoon teas, ice-cream sundaes and limited outside catering.

Current opening hours are Monday – Saturday 08:00 – 15:00 but there are no restrictions on extending these hours and there is a demand for Sunday trading, particularly in the summer. We are fully licensed to sell alcohol.

With a mature multi level outside, well tendered peaceful dining/ garden, easily providing 60 covers, the potential is limitless. Previously we have erected a modern stretch tent on the patio area to prolong the summer season, very successfully.

We offer gift vouchers for Afternoon Teas or to spend against anything in store. These are increasingly popular as gifts. An extensively varying customer base within walking distance from both Hendred direction and Wantage, many walking routes around the village, a hugely popular dog walking venue with the famous Millennium Stones in the village. There is a children’s playground next to us and several local businesses whose staff utilise our offerings. Outside catering is also available in the form of buffets but we only supply a couple of businesses, however there is demand for development in this area.

The Grocer Chef is located a few minutes walk from Ardington House, a famous land mark manor house that hosts events and weddings throughout the year. We currently supply groceries for visitors if requested. There is scope to offer food for guests etc.

The Vale of White Horse has and continues to expand rapidly with thousands of new houses in the past few years and there is many more planned, providing thousands of further potential customers. As part of the Ardington & Lockinge Estate our business is signposted from the main road, A417. There are no other similar businesses in the area offering what we do.

We remained open throughout covid as a grocery hub and adapted our services as per the current regulations. Our client base are loyal but we also welcome new customers each week. We have a website, social media presence, Google listing and TripAdvisor with hundreds of positive reviews.

Our kitchen is equipped with all the standard commercial equipment. Large gas cooker, extractor hood, fryers, commercial fridges and freezers, grill etc. The shop area has an ice cream serving freezer, display deli refrigerator, large commercial drinks display fridge, upright display freezer, All equipment, crockery and furniture to be agreed as part of the sale/ separately.

We use an EPOS till system, currently with Tabology.

There is a free to use ATM machine located in the shop, owned by Paypoint.

We have a 5 star hygiene rating.

There is a communal car park at the rear of the garden, with access to the garden, as well as on street parking. We have disabled access, with a ramp to the upper entrance.

Included in the rental of the property is a store outbuilding, opposite the side staff entrance. There is internet connected and Airband being installed in the village, a telephone line and built in alarm system.
