Business Details

Fish & Chip Take Away & Cafe in Oxfordshire

The business occupies a busy trading position on the main High Street in the centre of the desirable riverside village of Goring-on-Thames (population 3,187 – 2011 census). In addition to the affluent local population, the picturesque setting attracts custom throughout the year from day trippers, pleasure boaters, cyclists and walkers who pass through the village when proceeding to/from the village and river. The major conurbations of Reading and Oxford are approximately 10 and 20 miles distant respectively. Located on the Oxfordshire/Berkshire border, the village stands at the junction of two National Trails – The Thames Path and The Ridgeway, and is believed to be one of the oldest crossing points of the River Thames. The Ridgeway and the Icknield Way provided a pre-historic trading route from Dorset to East Anglia, and today are very popular with recreational walkers and cyclists. The village also benefits from a regular mainline train service to London Paddington.

The business was established by our vendor client in September 2019 and operates principally as a Fish & Chip Take-Away opening Monday to Friday from 4:30 pm to 9:30 pm and Saturday 12 noon to 9:30 pm. The menu served also includes Southern Fried Chicken, Burgers, Kebabs, Sausages and side orders. The majority of sales are ‘over-the-counter’ take-away, providing an excellent opportunity to expand the delivery service and open extended hours. In March 2022 a sit-down Café was introduced which has enhanced sales and provides further growth potential.

The premises form part of the ground floor of a 2-storey semi-detached building. There is well-presented and equipped take-away sales area and prep. area (360 ft.²), off of which is the café (158 ft.²) seating 16, store room (58 ft.²), potato store/stock room (124 ft.²) and toilet. To the rear of the property is a car parking space/refuse bin store.

The premises are available on a new sub-lease for a term up to 21 years, at a commencing rental of £18,000 per annum.

Situated on the first floor is a self-contained 2 bedroom flat which is currently sub-let but may be available to the new owner of the business on a separate tenancy.

An inspection is invited of this well located fast food take-away and café which provides business growth opportunities. At the request of our client all viewings must be strictly by prior arrangements only through Business Partnership. Ref: AC9031SJG
