TRADE AREAS 
MAIN BAR/RESTAURANT, a room of immense quality and character having heavily beamed ceiling, part panelled and part exposed stone walls, feature inglenook stone fireplace with stone surround and beamed lintel.  A counter from bar servery with panelled frontage, traditional loose seating currently arranged for 35/40 customers.  Inner Hallway.  A set of LADIES and GENTLEMEN’S TOILETS.

Adjacent to the main bar and located off the inner hallway is a SECOND BAR/RESTAURANT having stone tiled floor, beamed ceiling and features a second inglenook fireplace again having cast iron solid fuel burner installed, exposed stone chimney breast and beamed lintel.  The room has traditional seating for up to 20 diners and counter from central bar servery.  

There is a THIRD RESTAURANT located to the rear of the property and has direct access to the garden areas and overlooks the river to the rear.  The room has boarded floor, beamed ceiling and when fully furnished can seat approximately 30 customers.

CATERING KITCHEN adjacent of good size, comprehensively equipped with full selection of stainless steel catering effects and work surfaces, Altro non slip flooring and walk-in COLDROOM.

LETTING ACCOMMODATION 
At first floor is the LETTING ACCOMMODATION which is arranged as follows:  Large Open Plan Landing Area with sofas etc utilised as a seated area.

BEDROOM ONE - ”Phoenix” double size with full bedroom suite, television, coffee making facilities, beamed walls and en suite shower room with feature double size shower.  

BEDROOM TWO - “Pegasus” double size with full bedroom suite, television, coffee making facilities, beamed walls and en suite shower room.

BEDROOM THREE AND FOUR - “Unicorn, a two room suite with twin room and double room.  The double room having feature fireplace with cast iron solid fuel burner and exposed antique chimney breast.  This suite shares a shower room and can be utilised in conjunction with bedroom two.

EXTERNAL 
A feature of the pub is the superb TRADE GARDEN which is part flagged and part gravelled and accessed from the inner hallway or via the coaching arch.  It has traditional seating, ‘A’ framed style bench seating together with a feature pergola or arbour and provides fixed illuminated and heated seating for customers to the bench seats.  The outside area can cater for up to 80 customers seated.  The gardens overlook the River Corve to the rear.
