Hilton Smythe welcomes to the market Charnwood, which is a bed and breakfast established several years ago by the owners, however, due to ill health our clients have needed to completely downsize their trade and now look to sell.

The property is split into two sections, being a three-bedroom house for the owners and four-bedroom guest accommodation. Many repeat guests have now become friends and return on numerous occasions, however, there is no website currently and this is an area where improvement can be had.

Other areas of expansion could be the creation of another bathroom to the guest area. Currently none of the rooms are en-suite, however there are two bathrooms for the guest rooms. The single bedroom could be altered to a bathroom creating an en-suite and a bathroom for each room, thus increasing the room rate. Currently a figure of £25 per person per night is achieved in mid-season and this can increase to £35 per person per night in high season. These rates include breakfast.

Charnwood is located in the village of Ingoldmell, next to Skegness within Lincolnshire.

The bed and breakfast is located close to a Post Office and local stores, also within walking distance of Butlins and many other holiday camps and amusements. There is guest parking and private parking for the owners.

Skegness and the sea front are easily reached by foot or by local buses.

The living accommodation-
The house has an entrance door that leads to the vestibule with cloakroom and a doorway to the inner hall. This has stairs to the first floor and doors to the lounge and dining room. These rooms both lead to an inner hall that takes you to the fitted kitchen with built in appliances. There is also a study/office area.

On the first floor, there are two double bedrooms and a good sized single bedroom, bathroom and separate cloakroom.

The guest accommodation has lockable interconnecting doors from the kitchen and the first-floor landing

The guest accommodation-
On the ground floor, there is a cloakroom and separate shower room, laundry room, breakfast room and access to the garage.

On the first floor, there is a guest bathroom and guest rooms.
Room 1 is a double bedroom.
Room 2 is a family room made up of a double and a single bed.
Room 3 is a single bedroom.
Room 4 is another double bedroom.

Outside there is a wrap around garden and two areas for parking, one private for the owner and one for the guests. The garden is mainly lawn and the private drive leads to the integral double garage with electric roller door. There is a four-person sauna in the garage.

There are opportunities to change the first-floor layout in the guest area to create another bathroom, but also in the past the current owners have considered having guests staying in the house. The garage could also be converted into guest accommodation.

The garden extends to the west of the house and our clients have spoken with the local authority who have said that there is a good chance to build a two-bedroom chalet in that area. This could either bring in further income or be sold off.

We are advised the business is being sold as a Freehold business opportunity.

Due to our clients, ill health they have reduced their work over the last two years.

The business is run and managed by our client.

Charnwood could generate a turnover of circa £12,000 by generating just a 50% occupancy rate over 13 weeks of the year charging only £25 per person per night.

However, our clients charge higher in the summer season and have had 80% occupancy in those times.

Therefore, this business which is ideal for a couple looking to change their lifestyle could generate a substantial income if managed correctly.
