I am trading as LANGDON PARK CASH & CARRY, Established from 2013 trading at same location. I have an active website which I deliberately kept on high minimum order level, due to not able to cope with too many orders. The effort and time taken to build this site is something to consider here. The physical shop itself is a two unit joined together rectangular in shape roughly 900sq ft of trading space. Please see photos and Floor plan below. The unit consists of one staff toilet with basin and one small kitchenet with sink and electric cooker, staff can cook and eat at this place. Plant & Machinery

On plant and machinery side I got a butcher section comprising of a 6ft butcher table, band saw (meat cutting machine) Mincer Machine, Knives and shapers, small hand wash basin, and two butcher display fridges.

Four x 2.5-meter chest freezer

One x Long 2.5-meter cold drink and dairy cabinet it’s a remote unite condenser is located at the back.

Takings

My takings are clearly displayed on my epos till which I can present at any time. Accounts are available too, but till takings are more of instant true reflection of taking result. Current weekly physical shop takings are £4 to £4,500 per week. No website taking at the moment because of the minimum order has been deliberately set to exceptionally high. So, at the moment this is my only takings. I have Four staff currently running the shop and as you can imaging staff cost is a major factor running a business. Because of my age I am unable to cut cost by reducing staff. I therefore would like to sell & move on to a job more suitable to my abilities.

The Lease Rent & Rate

The building is owned by Poplar Harca it’s a big social housing association you can read more about them by visiting their website www.poplarharca.co.uk

The building I occupy is derelict and its ought to get demolished by 2027, this is the date which is given to me by my landlord, they are building new modern and contemporary residential apartment blocks and commercial units. They have pledged to offer all existing retailers’ including myself opportunity to move to their new builds as they demolish the old buildings. My place is not licenced to sell alcohol at present but I have already placed a request to get similar sized unit where I want to trade as a licenced convenience store. This is an opportunity for a new business man/woman who’s looking for a ready-made business to work their way up the ladder to embark onto the next level, because you will begin with miniscule rent and no rate at all and by running this fully loaded shop now you will gain experience and expertise to move forward to your new high-end premises in 2027.

My lease has been expired already in 2022, however, I am allowed to trade until Poplar Harca offers an alternative new build to move to. My lease is on a rolling agreement via word of mouth with Poplar Harca’s management team until 2027. The rent I am currently paying is a discounted rent which will be passed onto the new buyer, it’s due to the place is old and it's going for demolition process in the near future. My current yearly rent is £7,500 only, £625 per month. You may think? well if the lease is expired is it worth buying this place. I would say yes, it’s worth much more actually! A new place similar size you are talking 17 to 20 thousand rent, plus rate around 7 thousand, shopfitting cost, you will be tied into a new lease, you won’t know for sure the place will do well or not, you will have to spend a fortune in advertising. Here all done and dusted, it has been established since 2008, for more than 10 years and local customers are aware of this place first hand. You don’t have to go with Poplar Harca on a new lease, if you find suitable alternatives you can move your business elsewhere anytime you want by giving them short notice, but staying at this location may offers great benefits of all kinds in my opinion. You are buying a blank canvas, when you enter a new lease with Poplar Harca in 2027, you and them decide what best suits for both parties. If I were in my 30’s I would have hold onto this business for much longer. It’s an established business and all established business comes with a premium which buyers should appreciate and accept, and acknowledge the benefits it brings.

Why am I selling this business?

I guess I have reached the end of my days. I am 50 years old and I believe I have had my days of hard work. And it’s time to let the business go to a new hand who is more energy intense and is willing to work hard to progress further.

Can New buyer make money in this business?

If there is a will there is a way. At one time I used to do £6,000 plus, today it’s different because I am nearly 100% reliant on staff. The new buyer needs to have an approach and methodology to establish high-performing team to deliver hard work & successes. Here is an example of what you will make at my business after take over. My current takings are on average of £4,500 per week. Average gross profit margin is 30 to 35% and above taking shrinkage into account let’s say you will make 25% profit on above figure. £4,400 x 25% = £1,125 you will make per week. It’s up to you how you share this amongst your work colleagues and outgoing cost. If you ran the place with les people, you make more money, if you can attract more customers, you make more money.
